OUR WORK WITH

BUILDTECH AUTOMATION was contracted to design, provide and develop a BMS data base for a Medical Manufacture Building at El Paso Texas.


BMS & EMS have been growing since 6 years when the first phase start; due to the good results that have been achieved since the implementation the facilities manager has been continue using the system to analyze all the consumption and process environmental operation related to the HVAC

This project includes

  • 125 DX Roof Top Units 5-25 t,.All with sequence of operations including economizer, energy monitoring to record efficiency data. Most of the equipment are 25 t units for humidity, temperature and space differential pressure control.
  • 4 Main Electrical Substations. Energy monitoring and reporting energy consumption. Interaction with demand and reset setpoints over HVAC equipment on comfort control areas, anticipating by weather conditions and high level consumption.
  • 2 Chiller Plants. One 125 t chiller plant serving 2 AHUs for a Formulation Room for humidity, temperature and pressure control under BSL3 level with explosion probe conditions. The second chiller plant dedicated to filling process area with 5 AHUs and Exhaust Fans with capacity for BSL3 laboratories to perform air changes, humidity and temperature control.
  • 40 Gas Leak Detection Monitoring for Alcohol-Isopropyl, Co, Nitrogen and Propane.
  • Lighting Control. 12 lighting control paneles with 205 lights circuits controlling by zones and automatic reset with intensity Lumens Sensors.
  • Boiler Plant. Monitoring of main hot water provider for HVAC control and process system.
  • Water Treatment Monitoring. Reverse osmosis systems HRO and UV filtration plant.
  • Compressed Air Plant Monitoring. 4 redundant Atlas Copco Compressors trending performance and alarms.

The BMS design and construction included more than 15,000 feet of communication line over on a daisy-chain topology with different protocols including BacNet and Modbus, created below of 8 Ethernet Segments over IP, Those challenges were ultimately overcome, and the systems installed were tied-into all building.


The Data Base programs were develop under the maximize efficiency standard including sequence of operation with economizer, setpoints resets and occupancy, taking care on the environmental conditions required for the validated quality process.


One of the success strategies on this project was the management and team communication, with the facilities staff to accommodate all the Sequence of Operation listen the field experience from the plant engineers under the equipment operation. Validation and Commissioning were successful because the design was detailed before to start the project execution.   

Overall, the initial project was around of 70% of the full BMS project.

The project had been develop with process running and plugin and play each area limited by time to avoid affect the process quality, the initial project finished under budget within the schedule that was dynamically updated over the course of the project. later of that the database has been growing integrating in phases new construction areas and new process equipment as per customer needed.
